Something not quite right?

Things need fixing from time to time. When they do, we want to make reporting maintenance as simple as possible.

The best way to help us get onto it quickly is to lodge your maintenance request through the property management app connected to your tenancy.

How to report maintenance

Depending on your Property Manager, you’ll use either Ailo or PropertyMe to lodge maintenance.

Not sure which one applies to you? Check your tenancy information or contact your Property Manager.

Using Ailo

Open Ailo and lodge your maintenance request through the maintenance section for your property.

Using PropertyMe

Log into your PropertyMe Tenant Access and lodge your request through the maintenance section.

Please use your app rather than text or email for general maintenance wherever possible. It keeps everything in one place, gives us the information we need and helps us keep you updated.

Help us help you faster

A great maintenance request gives us enough information to understand the problem and get the right person onto it.

The more useful information you give us upfront, the easier it is for us to get things moving.

1. Tell us what's happening

Give us a clear description of the problem, including when you first noticed it and whether it is getting worse.

2. Tell us where it is

Be specific. If your home has two bathrooms, tell us which one. If it’s a leaking tap, let us know whether it’s the kitchen, ensuite, bathroom or laundry.

3. Include photos or video

A picture really can tell a thousand words. Photos or a short video can help us understand the issue, assess how urgent it is and brief the trade before they arrive.

4. Give us appliance details

If the issue involves an appliance, air conditioner, hot water system or other equipment, include the brand and model number where possible. If there’s an error code showing, include that too.

5. Give us the full picture

Tell us anything else that might help. Is the issue affecting another part of the property? Have you lost access to an appliance or service? Is there anything the trade needs to know about accessing your home?

The more useful information you give us upfront, the easier it is for us to get things moving.

What happens next?

Once you’ve lodged your request, your Property Manager will review the information and work out the best next step.

That might mean troubleshooting something simple with you, contacting the property owner for approval, arranging a quote or sending a trade to investigate or complete the repair.

Some repairs can happen quickly. Others can take a little longer if we need owner approval, quotes, specialist advice or parts.

We’ll keep you informed so you know what’s happening and what comes next.

Is it urgent?

If the issue poses an immediate risk to you, the property or an essential service, it may be considered an urgent or emergency repair.

During business hours, contact your Property Manager straight away.
