FAQs

We know property management is challenging and comes with a lot of questions.

We’ve answered some of the most common questions about working with Podium to help make the process simpler.

Connected, supportive and refreshingly human. You may not share an office every day, but you’re very much part of a team – with State Leaders, other Podium PMs, training, events and a national community around you.

Someone who genuinely cares about people and takes pride in doing property management well. You don’t need to know everything or be a natural salesperson, but you do need to be accountable, curious, relationship-focused and willing to grow.

Yes but you aren’t doing it alone. You take ownership of your portfolio, clients, relationships and growth, while Podium provides the infrastructure, systems, brand, training, governance and people around you to help you succeed.

Traditional property management can ask you to carry enormous responsibility while building an asset that belongs entirely to somebody else. Podium changes that equation – giving great Property Managers the brand, systems, support and community of a larger business, with the opportunity to build something of their own.

Happy clients. A growing, valuable portfolio. Strong local relationships. Great standards. And a Property Manager who has built a career and business they genuinely want to stay in.

Our partnerships are part of the wider Podium ecosystem and are designed to give you and your clients access to trusted specialists across the property journey. Where Podium has an approved partner or process in place, we expect our Property Managers to work within it so we can maintain consistent standards and experiences.

We’re interested in sustainable growth, not loading you up with as many properties as humanly possible. You’ll work towards agreed portfolio milestones over time, with the systems, coaching and support to grow without sacrificing the client experience.

The Podium model is deliberately lean, so you’re the person who knows your clients and properties rather than handing them from department to department. Technology, systems and external support take care of a lot of the heavy lifting, but you remain accountable for the client experience.

No. Trust accounting is outsourced through Podium’s approved provider, giving you specialist support and an additional layer of governance around one of the highest risk parts of property management.

Yes. The relationship between Property Manager, owner and tenant sits at the heart of Podium, and we don’t want to outsource that. We remove and simplify as much of the noise as we can so you can spend more time doing the work that creates value.

Training doesn’t stop once you’re onboarded. You’ll have access to structured learning across property management, client experience, compliance, business development, negotiation, financial confidence, relationship building and growth supported by practical coaching along the way.

A lot. Podium provides brand and marketing support, lead generation, business development coaching, training, systems, workflows, referral partnerships and a national community – while you remain the person building the local relationships that ultimately grow your business.

Yes, but we don’t expect you to magically become a salesperson overnight. Building relationships and growing your portfolio are part of the Podium model, and you’ll receive structured training, coaching, scripts, tools and support to build that capability. The goal is to become a trusted property adviser, not a pushy salesperson.

No. We’re interested in great Property Managers with strong relationships, high standards and an appetite to build. If you already have a network, portfolio or opportunities, fantastic – if not, we’ll help you create a plan to grow one.

Because Podium isn’t designed to treat you like just another employee managing someone else’s rent roll. The structure gives you genuine involvement in the business you’re helping build, which comes with both opportunity and responsibility. We’ll take you through exactly what that means before you make the commitment.

Yes. Independence doesn’t mean everyone running a completely different business behind the scenes. Our shared systems, processes and workflows help protect you, your clients and the broader Podium brand, while still giving you plenty of freedom in how you build relationships and grow your portfolio.

We’ve built a modern tech stack designed to make property management simpler, more efficient and easier to scale. You’ll use Podium’s approved systems for property management, inspections, communication, trust accounting, workflows and training, with support to get everything set up properly.

Yes. You’ll need to hold the appropriate real estate registration or licence required to perform your role in the state or territory where you operate. If you’re unsure what you need, we’ll talk you through it before you join.

Podium is built for flexibility, so you don’t need to sit in a traditional real estate office five days a week to prove you’re working. You’ll generally work from home and out in your local market, meeting clients, inspecting properties and building relationships, because that’s where great property management happens.

You’ll be supported by your State Leader, with access to the broader Podium leadership and national community around you. The structure is there to coach, guide and support you – not micromanage how many minutes you spend at your desk.

Podium Property Managers receive a competitive base salary, but salary is only part of the opportunity. The bigger idea is giving great Property Managers the chance to participate in the value they create by building a portfolio and an asset over time.
