We’ve answered some of the most common questions about renting, maintenance requests and communicating with our team.

Your Property Manager will guide you through the vacate process, including notice requirements, cleaning, returning keys, the final inspection and your bond. The original condition report becomes important again here, as it helps us compare the property’s condition at the beginning and end of your tenancy.
Please talk to us as early as possible. Ignoring it won’t make it disappear, and we’d much rather have a conversation, understand what’s happening and explain the next steps than let the situation escalate.
Tell us. Accidents happen, and finding out early usually gives us more options to fix the problem before it becomes bigger or more expensive. We’ll work through what happened, what needs to be done and who is responsible for the cost.
It depends on what the issue is – urgent and safety related repairs take priority, while general maintenance may require owner approval, quotes or parts. Either way, we’ll keep things moving and let you know what’s happening rather than leave you wondering.
Follow the urgent repair instructions provided by your Property Manager and available through Podium’s tenant resources. If there’s an immediate threat to life or safety, contact emergency services first – otherwise use the nominated emergency trade process and let your Property Manager know what’s happened as soon as possible.
Please use the maintenance reporting process provided when you move in and give us as much information as you can – a clear description and a couple of photos can save a lot of back and forth. The sooner you tell us something isn’t right, the sooner we can get onto it.
Quite possibly, but please ask us first. Whether it’s picture hooks, painting, shelving or a bigger modification, we’ll work through the request with you and the owner and explain any conditions or approvals that apply.
Yes, we may take photos to accurately document the property’s condition and any maintenance or areas needing attention. We keep them relevant to the property and inspection rather than unnecessarily photographing your personal belongings.
Not usually. You’re very welcome to be there, but if you can’t be, we’ll arrange access in accordance with your tenancy agreement and the requirements in your state. We’ll always treat your home and privacy with respect while we’re there.
It’s a regular check in on the property to make sure everything is being cared for and to identify maintenance before small issues become big ones. We’re not expecting a display home – we know you live there – and we’ll always aim to make inspections respectful, efficient and as nonintrusive as possible.
Think of the condition report as the starting point for your tenancy – a record of how the property looked when you moved in. Take the time to check it carefully, add anything we’ve missed, include photos where helpful and return it within the required timeframe, as we’ll refer back to it when you move out.
Maybe! Pet rules vary around Australia, so the first step is always to ask your Property Manager before bringing a new furry, feathered or otherwise adorable housemate home. We’ll explain the process and any approvals required.
We’ll give you all the payment details before your tenancy begins, including the amount, due date and payment method. Rent needs to stay paid in advance throughout your tenancy, so if you ever think you might have trouble making a payment, please talk to us early.
Your bond amount will be confirmed as part of your tenancy approval and agreement and will be lodged with the relevant bond authority. Your Property Manager will give you clear instructions on how and when to pay it before you move in.

Usually, no. Your keys are available from the date your tenancy officially begins – that’s when your agreement, insurance and responsibilities for the property kick in. If you need access earlier, have a chat with your Property Manager and we can talk through your options.
